Hi there, it is Tammy Powell here, the enlightened wealth institute student gone successful and I want to tell you a bit about how you can get started in pre-foreclosure investing with little to no start up costs.
The first thing to do is get familiar with what a foreclosure is so that when a homeowner calls you, you can talk with some knowledge of what is going on. Don’t be scared, just as I learned from the enlightened wealth institute, you will start getting used to talking to motivated sellers simply by starting your real estate marketing campaign and getting your phone to ring!
I was sure nervous on my first few calls and the more pre-foreclosure real estate owners I talked to…the less nervous I became and it got easier and easier to the point the one thing you really start to understand is that you must listen really well to determine if you can help the homeowner and ask some key questions to determine if there is a deal or not on the table.
There are 2 ways to find pre-foreclosures with low start up costs for you:
- Call the For Sale By Owners in your local newspaper, either online or via the print copy.
- Get access to a online foreclosure database where you can then send direct mail marketing letters or postcards to the homeowner to get your phone to ring.
Now there are other ways to find pre-foreclosure properties, such as bandit signs, flyers, running a newspaper ad “We Buy Houses” and I’ve used all of them and more guerilla marketing tactics…it is just the most effective and statistically for me, the majority of my deals came from the two ways mentioned above.
