A person who decides to dispose a real estate property normally requires a buyer to pay in cash. Typically, the reasons for selling a property like a house are due to emergency needs, such as major surgery expenses at a time when health insurance coverage runs out. Other common cause is moving out or relocation.

Non-traditional real estate brokers who are capable of paying in cash are gaining huge profits from this opportunity. Such types of real estate agents don’t rely on property listings, and actually discourages buyers from using such listings when acquiring properties.

Such practice has established links with banks that grant real estate mortgage loans to buyers, wherein the property acquired serves as the collateral in itself. Average American families could afford to pay down payments, but they need financing to acquire the property from brokers who paid it in cash from the original owners.

Upon acquisition of the property paid in cash, the broker invests some more extra money to facelift the house or sometimes remodeling it to attract buyers. The more enterprising types of non-traditional real estate investors use the remodeled houses in a transient and short-term rental business while waiting for a buyer.
