Low Real Estate Investment: Opportunity from Foreclosures

Foreclosure is the sale of a property used as a collateral or mortgage in securing a loan. Real estate properties are the most common subjects of foreclosure. Foreclosure investment is thus the lowest priced real estate investment that could be availed. Banks usually publish a long list of foreclosed properties for sale.

Real estate brokers have access to this list. There are some unethical practices shunned by professional real estate brokers, such as collaboration with bank representatives to hide that list to get the best commission out of properties sold at higher prices. This happens when a buyer does not mind or may have not realized immediately that the property offered was foreclosed, in which case, properties are sold higher than the usual price.

A foreclosure proceeding is administered by a judge in court or by an assigned trustee. Everyone has the chance of placing a bid on properties for sale due to foreclosure, including the former owner. Some real estate brokers invest on buying foreclosed properties to be refurbished or remodeled so that these are sold at the price of brand new homes. Other real estate companies take advance information from a bank or advertise to convince those failing to pay mortgage fees and whose properties are about to be foreclosed to selling their properties just to avoid foreclosure.
